 44.6 acres of tillable farm ground northeast of Goessel in Marion County, Kansas. The property consists of all Class II and Class III soils with 0% to 3% slope. Access is provided by township road less than 1 mile from blacktop.

Legal Description

 North 1/2 of the following described tract of real estate: Commencing at a point that is 40 rods North of the Southwest corner of the Northwest 1/4 of Section 1, Township 21 South, Range 1 East of the 6th P.M., Marion County, Kansas; thence due North on the Section line, to the Northwest corner of said Northwest 1/4; thence due East, on the Section line, to the Northeast corner of said Northeast 1/4; thence due South on the half Section line, to a point that is 40 rods North of the Southeast corner of said Northwest 1/4; thence West 160 rods, more or less, to the place of beginning.

 3 miles east on 120th St to Eagle Rd., north 7/8 mile to the property.

Possession

 Possession of the property will be granted on or before August 1, 2025, following the harvest of a Teff or Millet grass. Seller shall retain any income pertaining to that hay harvest.

Terms

 This will be a live auction with online simulcast bidding available. Bidding will be by the acre, your bid times 44.6 plus a 10% buyer premium added to the high bid to determine contract price. Earnest money is $20,000 due at the conclusion of the auction with the balance due upon Sellers submission of merchantable title and closing. Closing date shall be on or before July 11, 2025. Closing fee and title Insurance fee will be split 50/50 between Seller and Buyer. Selling subject to easements, restrictions, roadways, rights of way and subject to Seller approval. The successful high bidder will be required to sign our real estate purchase contract and be purchasing the property subject to the title search report. This property is not selling subject to financing, inspections or appraisal.
